Together, London Square and Waltham Forest Council are exploring options to develop three sites around Lea Bridge Station.

The Development Agreement intends to deliver:

  • The new entrance to Lea Bridge Station with a new station plaza
  • Around 300 new homes including:
    • An ambition for 50% affordable homes, with 60% of those for London Affordable Rent and 40% for shared ownership
    • 10% wheelchair adaptable flats
  • Community and Cultural Hub for Lea Bridge Road
  • Commercial space
  • 750 square metres of high-quality publicly accessible green space
  • A net increase in trees
  • Play space for children and young people
  • 45 jobs for disadvantaged local people for the duration of the project, 17 apprenticeships for the duration of the project, 138 training opportunities and 15 paid work placements
  • £350,000 to be spent in the local supply chain
  • ‘Community Chest Fund’ developed and delivered with the local community

A collection of buildings will be developed on the three sites located next to Lea Bridge Station, which was reopened in 2016.

  • Site 1 will include the new station entrance, station plaza and a bicycle hub
  • Site 2 will include cultural and commercial space, with new town houses and flats, a pocket park and play space.
  • Site 3 will include further commercial space and new homes

How we got here

As the owner of the sites, Waltham Forest Council first consulted on initial ideas for the sites in 2017. In May 2020 the Council selected London Square Developments Ltd as its partner to develop ideas for the future of the sites. While Waltham Forest Council own the sites, London Square is responsible for delivering the scheme if planning permission was granted.

Where we’re going

We are hoping to submit a planning application in Summer 2021. Until then, we want to work with the local community as we develop detailed proposals for the Lea Bridge Station sites. London Square and Waltham Forest Council are committed to engaging with local people in the long term.
