Informed by the Council’s recommendations for the sites in the emerging Local Plan, including providing much-needed new homes, especially affordable homes, our vision for the Lea Bridge Station sites is to create a vibrant new neighbourhood for the Lea Bridge area.
The new neighbourhood could include:
New homes
We want to provide around 300 new homes including:
New facilities for local people to use
We want to create a new neighbourhood that serves the existing local community. This could include creating new shops and places to eat and drink that reflect the needs of the local community, as well as indoor spaces dedicated to cultural/community activities.
New connections
We are exploring options to connect with the already consented new Lea Bridge Station entrance, to create new safe and direct routes across the sites and into neighbouring areas.
Based on our early ideas, we expect to generate a significant amount of Community Infrastructure Levy revenue, which would help contribute, among other things, to transport infrastructure in the local area.
New public spaces
We want to create a new ‘Station Plaza’ on Site 1 and across Sites 2 & 3 we will be creating public realm available for all of the community. On Site 2 we will provide around 750 square metres of green space, with publicly accessible play spaces for children. There will be a net increase in trees across the sites compared to what exists on the three sites today.

Arranging our ideas on site
By considering new routes that enhance connectivity in the local area, and early ideas for the location of new public spaces, we can begin to visualise how buildings could be arranged across the sites (as seen in the diagram below).
We are exploring an option of four buildings across the three Lea Bridge Station sites. We then need to explore the design options (form and building heights) required to deliver the number of homes that we are currently considering, whilst giving due consideration to our immediate neighbours, for example, to limit over-looking into neighbouring properties.

Survey
We want to hear your thoughts on our early ideas for the Lea Bridge Station sites. We’d also like to hear your ideas for what shops and places to eat and drink the area needs, and what activities a dedicated cultural/community space could support.
The survey should take three minutes of your time and is available here.
