Transformation of Lea Bridge Station

Our scheme will facilitate improvements to Lea Bridge Station and our sites will create an inviting arrival experience for people travelling on the railway or via Lea Bridge Road.

Our creation of a destination for existing and future communities, and visitors to the area will transform the currently underutilised Lea Bridge Station sites into a vibrant new neighbourhood for the Lea Bridge area, supporting the growing needs of Waltham Forest.

  • A place to live – 345 high-quality new homes, including 50% affordable homes, with internal and external residential amenity space and a community feel. Of the affordable homes, 50% will be for London Affordable Rent and 50% for shared ownership. There will be 35 wheelchair adaptable flats.
  • A place to work – job opportunities for disadvantaged local people (45 jobs), 17 apprenticeships, 138 training opportunities, 15 paid work placements throughout the design and construction of the development; permanent jobs created with 1683 square metres of new commercial space, retail and building management/servicing
  • A Community Hub – 744 square metres of community floorspace – which will be planned for in conjunction with the local community
  • A place to shop, eat and drink – a collection of retail units that will respond to local needs and the local market.
  • A place for improved health and wellbeing – high-quality landscaping and public spaces to create inviting outdoor spaces, with connections to nature (planting and greenery) and spaces for young people/children to play in, sustainable and active means of getting around promoted (walking and cycling). A new station plaza and 750 square metres of green space.

Design approach

The new buildings will be designed with the character of Lea Bridge in mind, and specific architectural design choices have been made to bring a familiar look and feel to the development.

As mentioned in ‘What could the new buildings look like?’, we are taking the opportunity to design buildings that will complement and enhance Lea Bridge.
