Development partners

Following a robust procurement process, in May 2020 the Council selected London Square Developments Ltd as its development partner for these sites. Together, London Square and Waltham Forest Council are exploring options to develop the sites.

A multi-disciplinary team

London Square has appointed a multi-disciplinary team led by the award winning Hawkins\Brown Architects and including Exterior Architecture and engagement specialists Kanda.

Location

The three Lea Bridge Station Sites are located next to Lea Bridge Station.

Site 1 sits north of Lea Bridge Road, next to the station entrance, whilst Sites 2 and 3 sit south of Lea Bridge Road, either side of Orient Way.

A brief history of the area

Lea Bridge is characterised by a history of industrial development. The River Lea, a pre-existing watercourse, was adapted with locks and by-pass canals to be a source of water and transport. As a result, the apparently natural landscape of the nearby marshes and wetlands is largely man-made.

The Lea Bridge Station sites are located between traditional street housing, historically homes for families (east), and large industrial spaces (north and west).

The proposals will deliver:

  • The new entrance to Lea Bridge Station with a new station plaza
  • 387 new homes – 100% affordable homes
  • A net increase in trees and biodiversity
  • 45 local jobs, 75 apprenticeships, 138 training opportunities and 15 paid work placements
  • 750 square metres of high quality publicly accessible green space
  • Over 1,500 square metres of commercial, community and cultural floorspace
  • Over 1,700 square metres of children’s play space (indoor and outdoor)
  • £350,000 spent in the local supply chain. Through local goods or services contracts between the developer and local suppliers
  • ‘Community Chest Fund’ developed with the community. This funds small-to-medium-sized community groups to offer ‘social prescribing’ types of services and activities
